Essential Functions

- Perform routine maintenance and repairs on HVAC equipment, including but not limited to:
- Cooling tower repairs and annual maintenance
- Compressor and blower maintenance
- Fan and motor repairs
- Belt and pulley replacements
- Troubleshooting and repair of electrical and control systems
- Conduct equipment inspections to identify potential issues and recommend repairs or replacements as needed
- Troubleshoot complex problems with HVAC systems and equipment, using specialized tools and equipment to diagnose and resolve issues
- Develop and implement preventative maintenance schedules to minimize equipment downtime and optimize system performance
- Collaborate with other maintenance personnel to coordinate repairs and maintenance activities, ensuring minimal impact on plant operations
- Maintain accurate records of maintenance activities, including work orders, equipment inspections, and repair reports
- Stay up-to-date with industry developments and new technologies, applying this knowledge to improve maintenance practices and optimize system performance
- Ensure compliance with safety protocols and regulations, maintaining a safe working environment for yourself and others
- Collaborate with other maintenance personnel to ensure efficient and effective maintenance operations
- Maintain accurate and detailed records of maintenance activities, including work orders, PM schedules, and parts inventory
- Develop and implement predictive maintenance strategies to minimize downtime and optimize equipment performance
- Provide training and guidance to junior technicians as needed
- Ensures compliance with regulatory standards and safety protocols during all operations
- Use root cause analysis tools to identify permanent solutions for recurrence failures causing equipment downtime.
- Provide technical support during commissioning and start up for new HVAC equipment, installation, configuration and testing.
- Understands interactions with other departments in activities such as maintenance scheduling
- Identifies areas of business process improvement opportunities and provides input with solutions
- Interprets issues/questions regarding schematics, diagrams, written/verbal instructions, layouts or defined plans
- Interact actively with stakeholders and departments on work planning and coordination
- Mentors/trains lower level technicians.
- Develop and maintain SOPs using technical expertise and in conformance with standards.
- Decides which type of maintenance is needed, selects parts for replacement
- May participate on cross-functional teams
- May conduct and/or oversee routine inspections and investigations
- Interprets complex data from equipment, processes etc.
- Applies knowledge of relevant best practices, state and local code in area of expertise
- Regular attendance and timeliness is required per departmental guidelines
- Adhere and enforce safety rules, follow safe procedures and guidelines.
- Support plant operation during off-hours as needed
Competencies/Experience Needed
- 2-3 years of experience as an HVAC technician, with a focus on industrial systems and equipment
- Strong knowledge of HVAC principles, including thermodynamics, psychometrics, and heat transfer
- Experience with cooling tower maintenance and repair, including water treatment and chemical handling
- Familiarity with compressor and blower systems, including installation, maintenance, and repair
- Electrical and control systems experience, including troubleshooting and repair
- Strong problem-solving skills, with the ability to analyze complex systems and develop effective solutions
- Excellent communication and teamwork skills, with the ability to work effectively with other maintenance personnel and plant operators
- Certifications in HVAC, electrical, or a related field (e.g. EPA certification, electrical license) are a plus
- Ability to work in a fast-paced environment, with a focus on safety, quality, and efficiency
- Familiarity with predictive maintenance technologies, such as vibration analysis and thermal imaging
- Ability to work at heights, in confined spaces, and with heavy equipment
- Strong communication and teamwork skills
- Ability to work independently with minimal supervision
- The role involves extensive use of computers for data entry, documentation, analysis, and internal communication.

Candidates must be comfortable and proficient in the full suite of Microsoft Office (Word, Excel, PowerPoint, Outlook, Teams, OneNote, etc.) and able to learn new office applications quickly.
- Familiarity with enterprise CMMS (Computer‑Aided Maintenance Management System) software and Confluence is required for daily task management, issue tracking, and collaboration.

Work Environment
All work is performed in an industrial environment.
Required Education and Experience
- Experience with computerized maintenance management systems (CMMS)
- Familiarity with industry-specific regulations and standards (e.g. NFPA, OSHA)
- Experience with root cause analysis and failure mode effects analysis (FMEA)
- High school diploma or equivalent required, with a technical degree or certification in HVAC or a related field preferred
- Semiconductor or high-volume manufacturing experience preferred
