About this role

Crystal View Capital/Osprey Management is a private equity real estate firm specializing in the acquisition and management of value-add manufactured housing and self-storage assets. The Junior Financial Analyst, Real Estate Funds supports financial and investment analysis by maintaining models, preparing reports, conducting research, and providing data for acquisition underwriting, investment tracking, investor reporting, and decision-making.

What you'll do:

  • Prepare recurring monthly property and portfolio reports using established templates
  • Compare actual results to budget and forecast, calculate variances, and draft initial explanations for review
  • Update KPI trackers and dashboards (NOI, occupancy, collections, expense ratios)
  • Support ad-hoc analysis requests from senior team members
  • Assist with the annual budget and quarterly reforecasts by gathering inputs, updating existing models, and checking assumptions
  • Roll forward and maintain existing Excel models under the guidance of senior analysts
  • Pull and organize property-level GL data and tie reports back to source data
  • Flag unusual items, such as miscoded expenses, duplicates, or missing accruals, and raise them with accounting
  • Keep files organized, labeled, and documented so work can be reviewed and repeated
  • Follow up with property management and operations staff to get context behind variances
  • Document reporting steps and suggest ways to make recurring tasks faster or more consistent
  • Perform other duties as assigned by management

What they're looking for:

  • MUST reside in or attending school in Las Vegas at time of application
  • Bachelor's degree in finance, accounting, economics, real estate, or business administration (or graduating within six months)
  • 0-2 years of relevant experience. Internships, co-ops, or coursework in accounting or finance count
  • Solid Excel skills: formulas, lookups, pivot tables, and formatting clean, readable reports
  • Basic understanding of financial statements and budget-to-actual analysis
  • Clear written communication and a willingness to ask questions
  • Strong attention to detail and the habit of checking your own work
  • Internship or coursework in real estate, private equity, or asset management
  • Exposure to a property management or accounting system (Rent Manager, Yardi, AppFolio, QuickBooks, or similar)
  • Familiarity with Power BI, SQL, or Python
  • Progress toward CPA or CFA

Benefits:
