Position Summary:
We have an exciting opportunity to join our team as a Specialist - Life Safety Operations.

The Specialist, Real Estate Life Safety-Operations will facilitate the life safety assessment program, supporting off-site inspection, testing and maintenance and documentation activities. They will support the NYULH health and safety program by coordinating and implementing response and corrective actions.

Job Responsibilities:

  • Coordinate timely and complete inspection, testing and maintenance of the physical environment and equipment that comprise building life safety systems, including but not limited to emergency power supply, fire alarm and protection, air handling, medical gas and vacuum, elevators, cooling towers, fire/smoke doors and building automation for survey-readiness by The Joint Commission, NYS-DOH and other authorities having jurisdiction.

  • Update life safety compliance records and documentation on an ongoing basis in survey-ready state.

  • Through on-site life safety assessment and document review, ensure compliance with NYULH policy, identifying unsafe conditions and deficiencies and take appropriate action to ensure safety of self and others. 

  • Serve as the subject matter expert during Joint Commission surveys by accompanying surveyors through site visits, answering questions, and providing documentation and regulatory guidance throughout the inspection process.

  • Identify potential safety hazards or problems in work areas, escalate and communicate with appropriate parties as necessary and follow up on identified issues as required or requested.

  • Recommend appropriate corrective actions to leaders for compliance and safety-related issues, including resolving issues internally, escalating concerns, or coordinating with vendors and other appropriate parties to facilitate timely and effective resolution.

  • Conduct initial assessments of facilities, equipment, or maintenance issues to identify the nature and scope of the problem

  • Coordinate with approved vendors by communicating identified issues and initiating service requests in accordance with established procedures and service agreements.

  • Oversee vendor work as needed to ensure services are performed safely, effectively, and in compliance with organizational standards.

  • Ensure staff & contractors adhere to NYULH Construction Safety and other permitting programs

  • Verify that vendor repairs or corrective actions have been completed satisfactorily by inspecting the completed work, reviewing documentation, and approving or signing off on service tickets.

  • Perform follow-up evaluations after repairs are completed to confirm the issue has been fully resolved and that systems or equipment are operating as intended.

  • Evaluate and assess physical environment to ensure compliant placement of fire extinguishers, alcohol-based hand sanitizers, space heaters, microwaves and other equipment.

  • Respond promptly to communications and routinely informs supervisor of activities and concerns.

  • Evaluate physical environment conditions in context of NYULH Safety Policies, Fire Safety Handbook, Construction Safety Policy and implement these requirements to address life safety concerns.

  • Complete baseline training in NFPA 101: The Life Safety Code; NFPA 99: Health Care Facilities Code; Physical Environment trainings offered by The Joint Commission and others as directed.

  • Coordinate fire safety training at off-site locations, as requested;

  • Perform other duties as assigned.

 

Minimum Qualifications:

  • Bachelors Degree
  • 3 years facilities maintenance experience and general knowledge of building systems such as plumbing, electrical, carpentry, air conditioning, heat and hot water is required.
  • Knowledge of or willingness to learn fire/life safety rules, regulations, policies, codes and standards in the authority having jurisdiction.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $61,288.35 - $105,722.27 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
