BLOX is seeking a Senior Project Manager to own multiple projects simultaneously across different phases of the Design Manufacture Construct model, and to set the execution standard that the program’s Project Managers and Assistant Program Managers work to. This role owns client, vendor, and internal communication for every assigned project, owns their combined financial performance, and presents that performance in the Executive Review.


Program Management is the central nervous system of BLOX, and the Senior Project Manager is BLOX’s proof that the DMC model scales. In a single week this role may be running design procurement on one project, manufacturing release on a second, and field turnover on a third, holding each to its own commitments while keeping capacity, cash, and client confidence intact across all of them. The Senior Project Manager is the highest level at which BLOX personnel are still in the work every day, and it is the standard the rest of the program calibrates to: what a Senior Project Manager tolerates becomes what the program tolerates.


Job Responsibilities

Program Execution & Systems

• Accountable for project outcomes on all assigned projects, including schedule, financial, and client satisfaction goals.

• Manage multiple projects across different DMC phases simultaneously, and hold each to its own commitments without allowing one to be funded by another.

• Set the execution standard for the program’s Project Managers and Assistant Program Managers: what good looks like in schedules, JCRs, buyout logs, change management, and client communication.

• Own the assignment and sequencing of work across the Project Managers and Assistant Program Managers supporting your projects.

Schedule Management

• Own schedule oversight across all assigned projects and the resolution of conflicts between them for shared Design, Manufacturing, Supply Chain, and Construction resources.

• Lead risk management of schedule across the assigned portfolio and drive recovery plans that account for the effect on every other assigned project.

Financial Management

• Own project finances and P&L across all assigned projects, whether held directly or through an assigned Project Manager II, and approve the Project Manager II’s forecast position. Present results, forecasts, and recovery plans in the Executive Review.

• Manage cost to ensure profit goals are met, including labor, material, equipment, subcontractor, and general conditions projections in the JCR.

• Provide financial and schedule oversight across assigned projects and identify trends before they show up in a single project’s number.

Procurement & Buyout

• Own buyout strategy and outcomes across assigned projects, including where scope is consolidated across projects to improve BLOX’s position.

• Approve subcontractor and vendor awards for assigned projects within delegated authority.

Contracts & Change Management

• Negotiate, review, and execute subcontracts across assigned projects.

• Negotiate, review, and execute Owner Change Orders across assigned projects.

• Resolve disputes proactively and settle subcontractor claims at the project level within delegated authority.

Client & Stakeholder Communication

• Own client, vendor, and BLOX internal communication related to all assigned projects.

• Manage client expectations and deliver overall client satisfaction across the assigned portfolio.

• Represent the program credibly in senior internal forums and in front of client leadership.

Risk, Quality & Safety

• Lead risk management of cost, schedule, and scope across all assigned projects.

• Provide safety and quality leadership, and hold Project Managers accountable for safety and quality outcomes on their projects.

Team Leadership & Development

• Train, develop, and mentor Project Manager and Assistant Program Manager personnel; accountable for the development and performance of assigned direct reports.

• Manage project staffing across assigned projects and recommend program staffing needs to the Manager.

• Effectively delegate tasks and hold direct reports accountable for outcomes rather than activity.

• Support the adoption of new tools that make the organization more efficient.


Scope of Authority:

• Own and approve the P&L position and JCR forecast across all assigned projects, including approval of the forecast position submitted by any assigned Project Manager II, and present them in the Executive Review.

• Approve purchase orders, vendor invoices, and Owner Invoices across assigned projects within delegated limits, including any item exceeding Project Manager delegated authority.

• Halt shipment, set, or turnover of work on any assigned project for an unresolved safety or quality condition, and release a halt placed by a Project Manager.

• Issue the routine contractual notice required to preserve BLOX’s position across assigned projects, with concurrent notification to the Manager, [Program Name].

• Negotiate and execute program-let subcontracts and Owner Change Orders across assigned projects within delegated dollar authority, excluding field-originated change orders delegated to the Field Project Manager II or Senior Field Project Manager.

• Assign, sequence, and rebalance work among the Project Managers and Assistant Program Managers supporting assigned projects.

• Resolve conflicts between assigned projects for shared internal capacity, and escalate only what cannot be resolved at that level.

• Set the execution standard, templates, and cadence used by the Project Managers on assigned projects.

• Settle subcontractor disputes and claims within delegated authority.


Requires escalation

• Ownership of program P&L, pipeline, and client release of additional projects; that accountability belongs to the Manager, [Program Name].

• Allocation of Project Management resources across the program, and any change to program headcount.

• Any commercial position or claim exceeding delegated dollar authority.

• Any commitment that consumes manufacturing slots or capacity not already allocated to the program.

• Program-wide standards, tooling, and process decisions applying beyond your assigned projects.

• Hiring, termination, and compensation decisions.

• Any owner claim or demand, any notice of intent to claim, and any mediation, litigation, or termination exposure.


Job Skills & Qualifications:

Required

• 8+ years of relevant experience.

• Demonstrated management and accountability for the DMC execution of one or multiple projects totaling up to $20M in actively managed BLOX contract revenue, held simultaneously.

• Deep understanding of the DMC methodology and principles.

• Demonstrated ownership of client, vendor, and BLOX internal communication across all assigned projects.

• Demonstrated ownership of project finances and P&L, including presenting in the Executive Review.

• Demonstrated financial and schedule oversight across multiple projects in different phases.

• Demonstrated ability to mentor Assistant Program Managers and Project Managers.

• Demonstrated ability to positively influence others.

• Demonstrated ability to effectively delegate tasks and hold others accountable for outcomes.

• Demonstrated safety and quality leadership.

• Demonstrated support for the adoption of new tools that make the organization more efficient.

• Strong command of contracts, subcontracts, notice, entitlement, and claims resolution.

• Advanced proficiency in Microsoft Excel and Smartsheet; proficiency in MS Project or Primavera P6, the Microsoft Office suite, and Bluebeam.

• Ability to travel as required by the phase of assigned projects.

Preferred

• Bachelor’s degree in a related field (Building Science, Engineering, Construction Management, Data Analytics, or similar).

• Relevant professional certification is beneficial (PMP, ASHE CHC, LEED AP, or similar).

• Experience with Microsoft Dynamics Business Central or a comparable ERP for multi-project cost reporting.

• Experience building KPI reporting or dashboards (Power BI, Tableau, or Smartsheet dashboards) for project performance.

• Experience navigating AHJ and State Health permitting and inspection across multiple jurisdictions.

• Demonstrated championing of AI tools such as Claude.ai or Claude Code within a project team.

• Experience in modular construction or design-build environments.


Advancement Criteria:

Advancement to Manager, [Program Name] requires demonstrated performance in all of the following, evaluated annually:

• Demonstrated accountability for a program or category of projects totaling more than $50M in actively managed BLOX contract revenue annually.

• Demonstrated full-spectrum pricing, planning, procurement, preconstruction, and execution oversight.

• Demonstrated program contract, schedule, and procurement management.

• Demonstrated delivery of program outcomes: P&L, staff retention and performance, client satisfaction, and DMC flow.

• Demonstrated ability to positively influence others at all levels of the organization.

• Demonstrated mentorship and professional development of the Project Management team.

• Demonstrated support for and driving of tool adoption that improves organizational efficiency.

• Demonstrated safety and quality leadership across a program.

• Demonstrated ability to effectively delegate tasks and hold teams accountable for outcomes.

• Commensurate experience; a relevant Master’s degree (MBA, Data Analytics, or similar) is beneficial.
