Throughout the summer, you’ll collaborate with professionals across departments, gaining mentorship and insights from leaders who are passionate about your growth. You’ll join a community built on trust, inclusion, and teamwork—because we believe success is achieved together.
This 10-week program is designed to accelerate your learning and career exploration. You’ll gain hands-on experience in a publicly traded, global real estate investment trust while developing the skills, confidence, and relationships that can shape your future. Join us from June 17 to August 24, 2026.
## Job Description
Realty Income owns and manages one of the world's largest portfolios of commercial real estate, and we've paid an increasing monthly dividend every month since 1969. We're an S&P 500 company (NYSE: O) operating across the U.S. and Europe, and the work of running a portfolio at that scale spans real estate, finance, accounting, data, and technology.
As a 2027 Summer Intern at Realty Income, you'll spend 10 weeks at our San Diego headquarters working on real-time challenges alongside experienced professionals and business leaders. You'll own a defined project, deliver something tangible, and present to senior stakeholders at the end of the summer. You'll also receive structured training, mentorship, and access to leaders across the company. Strong performers may be considered for a part-time co-op opportunity during the fall and/or a full-time offer after graduation. This program is intended to be a pipeline into our early career roles.
Five interns will join Technology teams. Interns will be placed across teams including Accounting, Asset Management, Corporate Leasing, Data Analytics, Data Engineering, Development, Finance Operations, Fund Accounting, Internal Audit, Investment Management, IT, Operational Excellence, and Machine Learning. Throughout the summer, you'll have learning opportunities across the business to strengthen your skills.
## What You Will Be Working On
- Own one end-to-end project tied to a real business priority. Examples include analyzing performance across a segment of the portfolio, improving a reporting or close process, evaluating a workflow against its current state, or building a model or tool the team will keep using beyond the summer internship.
- Use AI tools to accelerate research, drafting, and analysis while validating outputs, surfacing risks and limitations, and applying your own judgment rather than passing AI output through unreviewed.
- Collaborate across departments and with business stakeholders to move work forward.
- Further develop your capabilities in critical thinking, problem solving, and applying a digital-first mindset to real business challenges.
- Present to senior stakeholders at the conclusion of the program.
## Required Qualifications, Capabilities, and Skills
- Minimum cumulative GPA of 3.5 on a 4.0 scale.
- Currently pursuing a B.A., B.S., or Master's degree in Data Analytics, Data Science, Machine Learning, Computer Science, Cognitive Science, Information Systems, Statistics, Information Technology, or a related field, with an expected graduation date from December 2027 through June 2028.
- Demonstrated interest in commercial real estate, finance, accounting, data, or technology through coursework, clubs, prior work, research, or independent projects.
- Excellent communication and interpersonal skills, with the ability to build relationships and collaborate effectively across teams.
- Strong critical thinking and problem-solving abilities, with the ability to analyze challenges and develop practical solutions.
- Strong adaptability and learning agility, with the ability to thrive in changing environments and adopt new ways of working.
- Data literacy and an interest in using data and analytics to generate insights and inform decision-making.
- Proficiency with Microsoft Office, especially Excel, Teams, and SharePoint, and ability to learn new tools quickly.
- Active use of AI tools (for example, ChatGPT, Claude, Copilot, or similar) in studies or projects, and ability to explain where they help, where they fail, and how you verify output quality.
- Organized, detail-oriented, and willing to take ownership of your own work product.
- Demonstrated integrity and commitment to the highest ethical standards and personal values.
## Preferred Qualifications, Capabilities, and Skills
- Prior internship or work experience in a related field.
- Familiarity with industry-relevant tools, platforms, or data sources.
- Experience presenting findings or recommendations to senior audiences.
## Recruitment Process
After applying, qualified candidates may be contacted for an initial recruiter screen. Candidates who move forward may be invited to Preview Day, a recruiting event where selected candidates can meet Realty Income teams and hiring managers and learn more about the internship opportunities.
This is a hybrid role, with Monday through Thursday required in-office at the San Diego headquarters and Fridays remote. Hourly compensation is $21.00–$25.00; the rate is determined by the candidate's skills, experience, knowledge, education, and abilities.
